C.C. Creations marked a major milestone in their expansion with the launch of a new manufacturing plant and office space to enhance efficiency and support growth. Gessner Engineering supported the project through integrated services from original site understanding through construction. We helped to deliver efficient, code-compliant systems, ensuring a stable foundation, efficient superstructure, effective site design, and quality construction. Our work included subsurface geotechnical evaluation and design recommendations for foundations and paving; precise boundary and topographic surveying to guide development of design; coordinated site design for grading, drainage, and utilities; structural design of the foundation and tilt wall superstructure; and construction materials testing to verify material performance and compliance.

Challenges
With a large building footprint relative to the site size, stormwater management and site layout posed key engineering challenges. Additionally, the expanse of the manufacturing space with the desire to keep the floor open required creative solutions to limit vertical bracing to the edges of the space while still mitigating thermal effects across the roof plane.
Solutions
Our team worked with local authorities to replat the property, expanding the lot to better accommodate infrastructure needs. We also coordinated with the City of Bryan to design an offsite stormwater detention system. This ensured compliance with drainage regulations while minimizing environmental impact. Successfully navigating the permitting process with both the City of Bryan and TxDOT, we secured approvals for utilities, infrastructure, and roadway access, keeping the project on schedule. On the structural end, a unique expansion joint was developed in the middle of the roof assembly that was capable of resolving thermal expansion of the roof while maintaining structural integrity across the joint to allow the roof to span and deliver loads across the entirety of the manufacturing space.
